Starting out is the must have Tool Mod. Of all the mods I cycle in and out of my mods folder this is the primary mod always there. This mod is essential for filling up the streets with cars, adding trees and urban objects where it makes sense, and whatever you need to create ultra realistic environments.

Description:
T.O.O.L. stands for “Takes Objects Off Lot”, and while it can absolutely do that, many players use it on the lot as an advanced building tool. TOOL grants builders complete control over object position, elevation, rotation, and scale. Ever seen a build that had leaning picture frames? Throw pillows on the couch?
You can get as complex as you want with it, some players build entire vehicles and buildings from tons of smaller objects cleverly altered with TOOL. TOOL only works in live mode by itself, but if you also install Better BuildBuy you can use TOOL in build mode for a much more convenient experience.
SNB Bills
This SNB add-on will revamp EA’s billing system by splitting out Water & Sewer, Electricity, Trash, Cable, Internet, Cellphone and Property Taxes; each bill creates an adverse effect if not paid. This mod also adds in Government Benefits and Services that enforce Child Support and Alimony and provide a basic Welfare system called Wel-Fund 4 Families.

Real Estate Mod
- Rental Property Management: For that time in your Sim’s life when they own multiple pieces of property and would like those properties to start working in their favor, this update brings in additional functionality to make that happen.
- Landlord Tenancy Management: This update adds support for not only rental property but also a foundational tenant experience. In other words, this is just the beginning of what we plan to add to the Tenant Experience. This update is focused chiefly on the Landlord side of the equation.
- Enhanced Tenant Experience: Not only can your Sim rent out properties, your other active Sims can rent from your Landlord Sims.
- Added Moonwood Mill to the Real Estate Market with Werewolf Support: Would your Sim like to brave the unknown and live in the mystical land of Moonwood Mill? Well, you don’t have to send them through the EA Move System in order to make that happen. This world has been added to avoid NPC Werewolf social interaction during R|E transactions.
- Added Copperdale to the Real Estate market
- Improved Negotiation Battles and Multiple Properties Ownership: Updated the existing Process for an all-around better experience based on feedback we received after our prior release.
- Additional Appraisal Factors: Property values are about to be a lot more dynamic with more lot factors and additional neighborhood factors.

More Buyable Venues
- This Mod adds Custom Venues to the Game. Every other Mod that is adding Custom Venues IS NOT compatible. My Venue List includes Zerbu’s Venue List (Zerbu – Venues.package), the Get to College Venue List, Basemental Drugs Venue List, Coolspear`s Multipark Venue ID, ChippedSim’s Graveyard Venue and Ksuihuh’s Venue List ! If you use any of those please delete their Venue Lists.
- This mod is based on the retail store xmls from Get to Work as deep as possible without scripting. The functions of the retail store don’t work on other lots than the real retail store. (Open/Close, Hiring Employee etc won’t work!)
- All Venues still have their individuell behavier, nothing was changed there
- Apartments in San Myshuno can not be modified to be buyable as second Homes etc. Unfortunately those Apartments are no venue types which is necessary to make them buyable.

Functional Broom
Description:
This mod is a set of functional base game compatible brooms with converted custom animations that your Teen to Elder sims can use to sweep their house, and you do not need Bust the Dust (BtD) to use this mod! I made two sets of interactions, one set is for BtD and the other BG, and the script that is included will check if you have the pack installed or not and apply the right interactions based on that.
- BtD Owners: For those of you who own BtD, the brooms work similar to the vacuums and the interactions appear in the same spots. You will be able to clean the same objects/areas as you could with the upright/standing vacuum, and the interaction lengths are the same as the vacuum, other than the dust bunnies. For the dust bunnies, the interaction length is slightly longer than the vacuum’s and dust bunnies do not acknowledge the broom. This may or may not change in the future. One of the vacuum specific moodlets has been cloned to show and mention sweeping instead.
- BG Owners (aka not owning BtD): You have 3 interactions to use around the house, make sure you are standing inside the house to see them. The first is on the broom itself called “Sweep Around”, once selected it allows your sim to randomly choose a nearby area to sweep. The second is on the floor itself called “Sweep Here”, this allows you to control where the sim sweeps. The last one is just “Sweep” that appears on floor objects that can be cleaned (trash, poop, puddles, etc.), and once the interaction finishes the objects they were sweeping at, or nearby in the case of the other interactions, will disappear. There is a moodlet included as well.
