Ownable Apartments adds three new venue types you can purchase and manage. Purchase Luxury Apartments, Low Income Apartments, and Condos.
V3 includes new gameplay features. Remove the previous version and read instructions carefully.
Setup An Apartment Complex
Decide what type of apartment complex you want to own and manage. Luxury, Low Income, or Condo. You can find apartments already built on the gallery or build one for yourself. You’ll need a leasing office within the property that contains a basegame computer. Many of the management options are first performed on a computer.
Give the lot one of the new venue types.
Note: This mod does not work with City Living Apartments.
The venue type will revert back to “Generic” after you purchase.
How To Purchase An Apartment Complex
Purchase an apartment complex through the new “Apartments” menu using a basegame computer. You’ll have 3 property options. Select which you prefer. You’ll then make the purchase and travel to the lot.
Be sure to make apartment purchases from your residential lot.
The retail store UI will not function with this mod. You will still have to transfer funds and sell the lot afterwards but that’s the only thing you should use.

How To Run An Apartment Complex
Use our phone to plan a social event. Select Apartment Unit Leasing event. This event is required to take new potential tenants through the application process. You can decide to approve or deny the apartment lease. If you decide to approve the lease and goal the event you’ll earn the first day’s rent.
Find all the qualification questions behind the social Applicants menu. To verify their answers use the phone. From there you call their employer, bank, and prior landlord. Phone Tenant Screening menu.
When the event is over use the Community Management social menu and the Ask To Leave The Property interaction before you move them in completely.
To move them in use the social menu on your Sim’s phone to Invite Tenants. Select the tenant to travel back to the apartment complex. This phone interaction is the same as invite to hangout on lot. You’ll see the same text. Once the tenant arrives decide which apartment they’ll live in. Be sure to lock that door for everyone first. Then use the Allow access menu, and select Assign Apartment To. Pick the Tenant.
Note: If you need the tenant to follow you to the Apartment they’ll live in, add them to a group from the social Action menu. You may have to lead them into the apartment first, lock for everyone, and then allow access and assign the apartment for the Sim to come and go as they please.
Unoccupied apartments should be locked to avoid Sims wandering in. Add things for them to do in their apartment.
Hire Maintenance, Landscapers, and Community Managers.
Hire and invite staff from the computer Apartments menu and Manage Staff. They replace the random buffs from previous versions of the mod so your Sim no longer has to get uncomfortable. Hired staff is design to work in the background, be friendly to tenants, and perform a variety of autonomous duties to keep the exterior clean.
Collecting Rent And Evictions
Approach all tenants and collect rent. Once you’ve collected the rent from everyone, remind them rent is due the next day. Your Sim will get a 24 hour rent interaction cooldown buff. Then collect rent again once the interaction appears.
There’s a chance the tenant will not pay the rent. If they refuse you can evict them. This will remove the tenant trait. Don’t forget to re-lock their apartment for everyone.
